Located just 35 minutes from Vail and 5 minutes from the Eagle County Regional Airport, Brightwater encompasses a gated unincorporated residential community located south of Gypsum, Colorado. Nestled in the Colorado Rockies and bordered by BLM land, the community was originally envisioned by the Developer, Clearwater Development Inc. (CDI) as 535 residential lots situated around the 18 hole championship Golf Course designed by Robert Trent Jones, Jr.
The community is in a state of flux as the Developer, CDI, declared bankruptcy in April of 2011. As a means of making information on the bankruptcy readily available to current and prospective owners we have added a Bankruptcy page to the site which we will try to keep updated with current information. The Developer has indicated the remaining unsold lots and parcels, as well as the club amenities, will be sold in the bankruptcy by mid to late summer of 2011.
The Association was originally formed on September 8, 2005 to represent the interest of property owners. The Association was under Developer control until the January 2010 Member meeting when the owners elected property owners to fill the remaining developer appointed positions. Management services are provided by Robertson & Marchetti. Along with the Association, the Valagua Metropolitan District was formed under government authorization to finance water, sanitation, roads and other public infrastructure for the community as well as to provide funding for security services, which are currently being performed by an independent contractor.
